The Coulee Area Park and Recreation District Board of Commissioners meeting normally scheduled for August 10, 2022 was postponed for lack of a quorum and rescheduled for August 24th, 2022 at 6 p.m. in the old Grand Coulee Dam Middle School teachers’ lounge.

NOTICE OF PRIVATE SALE

NOTICE IS HEREBY GIVEN THAT, The Officers of Roosevelt Views Community Association, is selling One Residential Lot (no structures) at private sale by sealed bid auction. The property has available: paved roads, power, water and telephone. The property is situated in Lincoln County, State of Washington, and is described as follows:

The terms of the sale shall be cash at closing. The Seller will furnish title insurance and will pay the premium therefore and will also pay real estate excise tax and the closing fees. The successful bidder shall pay the recording fees and costs of bid sale not to exceed $1,500.00. The real property taxes payable in 2022 shall be prorated as of the date of closing. Closing shall transpire as soon as reasonably possible.

METHOD OF AUCTION: The bidding shall be conducted in two (2) rounds by written sealed bids.

First Round: All bids shall be in writing and must be submitted in a sealed envelope on or before 4:00 o’clock p.m., August 30, 2022, and shall be addressed and mailed to Roosevelt Views Community Association c/o Attorney Joshua F. Grant; PO Box 619, Wilbur, Washington 99185 in time to arrive at said address on or before, 4:00 o’clock p.m., August 30, 2022. Each bid shall be accompanied by a personal check in the amount of Five Thousand and No/100 ($5,000.00) Dollars payable to the order of Advocates Law Group, PLLC, as evidence of the bidder’s good faith, said amount to be a legal obligation and forfeited to the Seller by the successful bidder unless the bidder complies with bid.

All bids will be opened at 04:00 o’clock p.m. on Tuesday, August 30, 2022, at the office of Joshua F. Grant in Wilbur, Washington. The top three (3) bidders shall earn the right to participate in the second round of bidding. The amount of the top bid, but not the name(s) of the bidders, will be disclosed following the opening of bids to the top three bidders.

Bidders should contact Joshua F. Grant at (509) 647-5578 to determine whether they have advanced to the second round of bidding. The deposit checks of unsuccessful bidders will be returned.

Second Round: All bidders participating in the second round of bidding will have until 11:00 o’clock a.m. on Thursday, September 15, 2022, to make and file his/her final and best offer for the parcel for which he/she was among the top three (3) bidders in round one. Bids must be submitted as above, i.e., all bids shall be in writing and must be submitted in a sealed envelope addressed and mailed or delivered to Roosevelt Views Community Association in care of Attorney Joshua F. Grant; PO Box 619, (or 6 SW Main Ave if delivered) Wilbur, Washington 99185, in time to arrive at said address on or before Tuesday, September 15, 2022. No further bid deposit will be required. No bidder may reduce his/her bid from his/her bid in round one.

The Seller reserves the right to reject any and all bids, and to resolve any ties, conflicts or incongruities through further negotiation or any other means seller deems appropriate. The Seller, through its attorney, will notify all unsuccessful bidders, returning their deposit checks, and will arrange with the successful bidder or bidders for a mutually agreeable date of closing.
