Introduction

The Northwest Native Development Fund (“NNDF”) is soliciting proposals from qualified, licensed, and insured contractors to provide construction services for modifications to a new residential build located in FDR Estates. The work includes corrective framing, window and door modifications, structural and exterior repairs, and installation of exterior finish components, all arising from view restrictions and conditions relating to the building site and the immediate surroundings.

Qualified contractors are invited to submit proposals to complete the work described in this Request for Proposals (“RFP”).

1. Project Overview

This project involves corrective and completion work on a new build in FDR Estates. The selected contractor will be responsible for furnishing all labor, supervision, tools, equipment, and materials necessary to complete the scope of work in a professional and workmanlike manner and in accordance with applicable codes, manufacturer requirements, and industry standards.

2. Scope of Work

The contractor shall provide all labor, materials, equipment, and supervision necessary to complete the following:

A. WindowModifications

A. Window Modifications

Remove and replace trapezoid windows above the sliding glass door

- Remove existing trapezoid windows.

- Reframe the opening as needed.

- Order and install new windows.

- New windows must align with the slope of the vaulted ceiling and be sized correctly to fit theopening.

B. Entry Door Modifications

Add sidelites to both sides of the front entry door

- Install sidelites on both sides of the front entry door.

- Sidelite dimensions: **1’-3” x 5’-0”** each.

- Modify framing and finishes as required for proper installation.

C. Framing Corrections

Furr out the girder truss above entry and stairs

- Adjust/furr out girder truss to match ridge beam support.

Frame in/box out knee walls - Box out and frame knee walls as needed to allow for proper air sealing and insulation.

D. Deck Repairs

Replace outer deck joists

- Replace the following deck joists:

- 13 pieces of 2x8x8’

- 14 pieces of 2x8x10’

E. Front Porch Repairs

Replace front porch columns

- Remove and replace weather-exposed and delaminating front porch columns.

- Existing columns are approximately 5 1/8” x 5 1/2” Glu Lam columns.

- New columns shall be properly installed, protected, and finished for exterior use.

F. Exterior Envelope Repairs

Replace weather-damaged exterior sheathing

- Remove and replace damaged sheathing where necessary.

- Reinstall and/or patch building wrap to maintain weather barrier continuity.

G. Exterior Finish Installation

Install siding

- Install exterior siding as required.

- All siding shall be installed per manufacturer specifications and applicable building code requirements.

Install garage door

- Provide and install garage door, including hardware and accessories necessary for proper operation, unless otherwise noted by owner.

3. Contractor Responsibilities

The selected contractor shall:

- Verify all field dimensions and existing conditions prior to beginning work.

- Obtain and coordinate all necessary permits, if required, unless otherwise directed by the owner.

- Provide all labor, materials, equipment, tools, supervision, disposal, and incidentals necessary to complete the work.

- Maintain a safe and clean jobsite throughout the project.

- Protect completed and existing work from damage.

-Coordinate procurement of ordered materials to minimize delays.

- Ensure all work complies with local building codes and applicable regulations.

- Meet budgeted or estimated bid costs for work, and time schedule for completion of work

4. Proposal Requirements

Interested contractors should include the following in their proposal:

Description of relevant experience with residential construction, framing corrections,

exterior envelope work, siding, window/door installation, and related services

- List of similar completed projects

C. Licensing and Insurance

- Proof of workers’ compensation coverage

- Any other relevant certifications

D. Project Approach

- Brief description of how the contractor intends to complete the work

- Proposed schedule and estimated duration

- Lead times for ordering windows, garage door, and other materials

E. Cost Proposal

- Lump sum total cost

- Itemized breakdown by scope category, if available

- Clearly identify allowances, exclusions, or assumptions

5. Evaluation Criteria

Proposals may be evaluated based on the following criteria:

- Relevant experience and qualifications

- Completeness and responsiveness of proposal

- Proposed cost (including but not limited to thoroughness of cost proposal without a material risk of the use of change orders)

- Ability to meet schedule requirements

- References and past performance

- Licensing, insurance, and overall contractor responsibility

The Northwest Native Development Fund reserves the right to reject any or all proposals, waive informalities, and select the proposal deemed to be in the best interest of the organization. Grounds for not selecting any proposal can include insufficient cost proposals

While NNDF cannot guarantee confidentiality relating to any proposal received, NNDF will not voluntarily provide material information about any proposal and the evaluation criteria, to anyone but the entity submitting the proposal.

7. Site Visit

A site visit may be required or recommended prior to proposal submission. Contractors are encouraged to inspect the project site and verify existing conditions before submitting a bid.
